I'm at buying a house cash in LA, what other expenses do I need to be aware of? Will I be able to rent a mobile home as easy as a mainstream home?

What kind of rent can I expect for a 3 bed 2 bath mob home in orange county area?
How can I find a realtor in the this area and what Q should I ask to see if I know what they are doing?
Apart from purchase price what other expenses are there?
How long will the process take?
I have had help previously but when they realize I am in Australia they think it becomes too hard.....is anyone willing to take on a challenge and continue through to the end with me ??

Hi, Michaela, Orange County is huge. You needed to narrow it down more specifically to some proximity. Since you are buying as cash, the customarily expenses would included inspection, escrow fee, notary, transfer recording fee and few other small ones. You may also want to get an appraisal for the property. In addition, a homeowner insurance policy as well. Your agent would be able to give you a buyer’s estimate net sheet. You need a LOCAL Realtor who knows the neighborhood and have knowledge working with mobile home transaction. Interview the agent by asking him/her how many transactions they have done in the past involving selling/purchasing of mobile home. Good luck.
