Orange County is huge. You needed to narrow it down more specifically to some proximity.
Since you are buying as cash, the customarily expenses would included inspection, escrow fee, notary, transfer recording fee and few other small ones. You may also want to get an appraisal for the property. In addition, a homeowner insurance policy as well.
Your agent would be able to give you a buyer’s estimate net sheet. You need a LOCAL Realtor who knows the neighborhood and have knowledge working with mobile home transaction. Interview the agent by asking him/her how many transactions they have done in the past involving selling/purchasing of mobile home.

Some expected expenses when pruchasing a property is Inspection Report, Appraisal, Title, Escrow, Notary, County Recording fee and few other minor fees.
