I am a reliable renter, but I on SSI.I do not require HUD or Low Income,I budget well.Because of the SSI, should I be homeless?

Is there any answer for my situation? People are desperate for a home everywhere and Landlords seem to think that a perfect score makes a good tenant. Does anyone know of someplace that is fair about these things?

Absolutely not! However, depending on what you can afford, if there are no apts or homes available in your rent range, the next best thing is to rent a room...much less expensive. I know there are many people that could benefit from soing the same because they are in the same situation. You can try placing an ad in the paper or online to find them. Lastly, you can get on the SICHA list which enables you to rent a home with the gov't paying a portion of your rent, but you did say you do not rquire low income, so this may not be for you.

Part of being a good renter, is having a good credit score. Renting in an apartment may be an option for you.

If you have good enough credit there should be no reason you can't purchase a home. There are several programs available with zero down payment. IHFA has several programs.

If you in fact do budget well you might be able to buy a home cheaper than rent in the Nampa area. A lender will typically multiply your SSI income by 1.25 because you probably are not taxed on that income. (For example, if you make $1,000 a month on SSI,they will give you credit as if you made $1,250) I have helped many low to moderate income borrows fire their landlord and become homeowners themselves. For example, I have a buyer right now that is buying a home in Boise for $79900 and her payments will be less than the $550 a month rent she was paying before! She is also on SSI. Her credit is far from perfect too. If you are not interested in trying to buy your own home, that is fine, but you should check with some of the non profit agencies like Neighborhood Housing Services about their rental options.
